The tenancy ended on 11 June 2023. The landlord provided water rates invoices which prove the amount owing at the end of the tenancy being $230.94.

Did the tenant comply with their obligations at the end of the tenancy?

At the end of the tenancy the tenant must leave the premises reasonably clean and tidy, remove all rubbish and return all keys. See section 40(1)(e)(ii)-(v) Residential Tenancies Act 1986.
The tenant simply left leaving the front door open and did not return the keys.
The landlord explained that she had to replace the front door lock cylinder. She provided an invoice from TJ Locksmiths Ltd in the amount of $160.00.
The amount ordered is proved.

Is the tenant responsible for the damage to the premises?

A landlord must prove that damage to the premises occurred during the tenancy and is more than fair wear and tear. If this is established, to avoid liability, the tenant must prove they did not carelessly or intentionally cause or permit the damage. See sections 40(2)(a), 41 and 49B RTA.
The landlord provided some photos from the end of the tenancy and produced and quote for plastering and painting in the amount of $6280.00 plus GST.
The landlord did not have any photos from the start of the tenancy proving that damage occurred during the tenancy. The landlord had photos from 19 August 2022 (when the property had been manged by professional property managers) but this tenancy began nearly six months later, on 7 February 2023. I therefore am unable to find it proved that the damage occurred during this tenancy.
The landlord’s claim for compensation for plastering and painting is therefore dismissed.
Because the landlord has substantially succeeded with the claim I have reimbursed the filing fee.
The landlord has also applied for an order for name suppression and as the substantially successful party is entitled to an order pursuant to s 95A RTA.
