Reasons

The landlord attended the hearing, conducted via teleconference. Two calls to the tenant went unanswered and to voicemail. After the first call, a brief message was left introducing myself and explaining the purpose of the call. The message concluded with the advice I would try a second time after waiting some minutes. I was satisfied adequate service had completed and I continued with the hearing after the second call went unanswered.
The landlord has applied for rent arrears after the tenancy ended on 9 July 2023 and he also sought an order for the disposal of goods.
The landlord has provided rent records which prove the amount of $700.00 as owing at the end of the tenancy.
The landlord has applied for the disposal of goods the tenant left at the premises at the end of the tenancy.
The landlord has been unable to agree with the tenant on a period for the tenant to collect the goods.
It is not practicable for the landlord to the return the goods to the tenant. The value of the goods is below the cost of storing, transporting and selling them. Therefore the landlord may dispose of the goods. See sections 62(3)(b), 62B(2) and (3) Residential Tenancies Act 1986. Application filing fee
