Clayton Harimate Piripi must pay [The landlord/s] $2,677.57 immediately, calculated as shown in the table below:

[The landlord’s representative] attended the hearing by teleconference on behalf of the landlord. The phone number for Mr Piripi, the tenant, the last three digits being [Redacted] was called three times and went to voicemail. As the tenant was served, the hearing proceeded in his absence.
The landlord has applied for termination of the tenancy, rent arrears and refund of the bond and reimbursement of the application fee.
Rent was at least 21 days in arrears on the date the application was filed. The tenancy is terminated. See section 55(1)(a) Residential Tenancies Act 1986 (“RTA”).
The landlord provided rent records which prove the amount owing to 9 November 2023, which is $2,400.00. Weekly rent is $600.00 so daily rent is $85.71. A further three days’ rent @ $85.71/day is owing from 10 November 2023 to 12 November 2023, for a sub-total of $257.13. Therefore, the tenant owes the landlord a total of $2,657.13 in rent to Sunday 12 November 2023, which is the end of the tenancy.
The landlord applied for refund of the bond. However, the Bond Centre has no record of this bond being lodged with the Bond Centre. Neither was there any evidence provided from the landlord about who is holding the bond funds. As such, I cannot make any order refunding the bond, due to insufficient evidence. Therefore, this claim is dismissed.
