Reasons

Both parties attended the hearing, conducted via teleconference.
The landlord has applied for termination of the tenancy, rent arrears and refund of the bond. The tenant left before today but for the avoidance of doubt this order returns possession to the landlord.
Rent was at least 21 days in arrears on the date the application was filed. The tenancy is terminated. See section 55(1)(a) Residential Tenancies Act 1986.
The landlord provided rent records which prove the amount owing at the end of the tenancy, being 25 October 2023, was $5420.00.
There was no bond lodged with this tenancy. The tenant raised a potential issue with bond treatment and transfer from her last tenancy. That is not something that can be dealt with in this application. She also raised issues around the way she exited the tenancy. Again, these are not matters for this application and should, if valid, form a tenant application to the Tribunal if not resolved between the parties. Application filing fee
