The landlord has applied for rent arrears, compensation, payment of the bond, and reimbursement of the filing fee following the end of the tenancy.

How much is owed for rent?

The tenancy ended on 15 October 2023. This date takes into account the 28 day notice period required for a tenant to terminate the tenancy. The landlord provided rent records which prove the amount owing as at 15 October 2023 - $4,208.12. Plumbing invoices
During the tenancy the toilet was blocked on 2 occasions. Invoice 3401441 records that the toilet was blocked with tampons. Invoice 0745 records that the toilet was blocked with wipes. Invoice 1731 refers to the cleanup required for this second blockage because the toilet had overflowed.
Given that this damage was caused during the tenancy and was intentional, the tenant is required to pay these invoices – see s49B(1)((a) of the Residential Tenancies Act 1986.
Intentional in this context means that the tampons and wipes were not put down the toilet accidentally. Filing fee reimbursement
The tenant is required to reimburse the filing fee to the landlord because the landlord was wholly successful in the claim against him. Suppression of names
Section 95A of the Residential Tenancies Act 1986 provides that: (1) The Tribunal may, on the application of any party to the proceedings or on its own initiative, having regard to the interests of the parties and to the public interest order that all or part of the evidence given or the name or any identifying particulars of any witness or party not be published. (2) An order may be subject to any conditions that the Tribunal considers appropriate. (3) If a party that has wholly or substantially succeeded in the proceedings applies for an order that their name or identifying particulars not be published, the Tribunal must make the order unless the Tribunal considers that publication is in the public interest, or is justified because of the party’s conduct or any other circumstances of the case.
In accordance with the provisions of s95A(3) I am ordering suppression of the landlord’s name because they have applied for it and because they were wholly successful with their claim.
I am also ordering suppression of the tenant’s name in accordance with the provisions of s95A(1). I am doing so because the tenant applied for suppression and because I accept the landlord’s comments that the tenant was let down by his flatmates, rather than being at fault of his own accord. In suppressing his name I am also taking into account the landlord’s support for the suppression of the tenant’s name. C ter Haar 08 November 2023
