At the end of the tenancy the tenant must leave the premises reasonably clean and tidy, remove all rubbish, return all keys and security devices, See section 40(1)(e)(ii)-(v) Residential Tenancies Act 1986.
The tenant left a considerable amount of rubbish and items at the property. The landlord took photos to the Salvation Army to see if any items could be sold. They determined that there was nothing that they could see that could be sold. The cost of rubbish removal included contractors time clearing the property of rubbish, trips to the tip and tip fees
There was significant cleaning required to have the property reasonably clean at the end of the tenancy. The premises, including the carpet, required cleaning to be reasonably clean.
The tenant did not return the keys. There was a locksmith cost that has been ordered.
