However, there are still some repairs that need to be carried out. During this tenancy, a window has been smashed and a large pink stain has occurred on the carpet. The landlord has provided invoices for the cost of the repairs to the window and carpet.

The landlord is seeking to claim for the cost of removing and replacing sealant in the bathroom shower. The shower was not cleaned as required and the result was excessive mould growing in the silicon sealant. The landlord provided photos of the shower at the pre let inspection and during the tenancy. The shower was very heavily mouldy and the sealant black. The tenants sought to replace the sealant but used the wrong product.
