The landlord attended the hearing, conducted via video. The tenant did not join and a call out was made. The call went unanswered and to voicemail.
The landlord has not been able to engage with the tenant for some time. I was satisfied adequate service had completed and I continued with the hearing after the call went unanswered.
The landlord has applied for termination of the tenancy, rent arrears and refund of the bond.
Rent was at least 21 days in arrears on the date the application was varied to include termination (17 April 2024) and as served via the Tribunal order that same day. The tenancy is terminated. See section 55(1)(a) Residential Tenancies Act 1986.
