Reasons

The landlord’s representatives attended the hearing. The tenant did not attend. The hearing continued in her absence as she has been emailed notice of the hearing.
This tenancy ended on 8 February 2024 after the tenant gave notice.
The landlord was awarded $5,157.55 for rent and water rates owing under a previous application and by order dated 14 February 2024. That order is incorporated into this order.
The landlord seeks refund of the bond and compensation for further costs incurred after the tenancy ended.
My decisions on the claims are:- a. The premises were left reasonably clean and tidy except for a few minor missed areas and dirty light fittings. I award half of the cleaning invoice. b. The carpet was not reasonably clean and required stain treatment in several rooms. I award the full invoice. c. One curtain rail had come out of the wall. I am not satisfied that this is more than wear and tear from normal use. The curtain brackets do not look very sturdy. This claim is dismissed. d. The shower head was missing. I award the cost to replace which is $46.30 plus labour of half an hour $32.50 +GST = $90.62. e. The landlord has proved that there was one deep dent in a lounge wall which is careless damage. I award a total of $120.00+GST which is made up of travel $25.00, consumables plaster and paint $30.00, one hour of labour $65.00. f. I award the filing fee.
The bond goes to the landlord. The balance is payable by the tenant.
The landlord is substantially successful so is entitled to name suppression, as sought.
