Reasons

Both parties attended the hearing.
The landlord has applied for rent arrears at the end of the tenancy.
This was a rehearing of a matter that was heard by Adjudicator Maplesden on 21 March 2024. In the earlier hearing the tenant had not been notified correctly about the scheduled hearing, and so applied for a rehearing.
This was granted due to the incorrect service of the Notice of Hearing. The tenant also claimed that she had proof that she had paid some of the alleged rent arrears.

How much is owed for rent?

The tenancy ended on 13 June 2024. The landlord provided rent records which they said prove the amount owing at the end of the tenancy.
The tenant was able to show one payment of $950.00 that did not appear in the landlord’s ledger. The landlord conceded that there may have been one missed payment but that the rest of the ledger was accurate.
Other than the one payment the tenant was not able to show any discrepancy with the landlord’s ledger. The tenant was evasive and unhelpful when challenging the rent arrears claim made by the landlord.
I am satisfied that the rent ledger provided by the landlord is accurate and proves the amount of $22,550.00 owing in rent arrears.
The landlord has applied for suppression of their name and identifying details. As they have been successful, I must grant suppression.
Because [The applicant/s] has wholly succeeded with the claim I must reimburse the filing fee.
