The landlord has applied for termination of the tenancy for abandonment, rent arrears, compensation and refund of the bond.

On 17 June 2024 the landlord became aware (or ought to have been aware) that the tenant had abandoned the premises. • No rent had been paid since March 2024. • The landlord had been told by other neighbouring tenants that the tenant had not been seen for some time. • Circulars were filling the letterbox. • On 12 June 2024 the landlord left a notice of their intention to carry out an inspection on 14 June 2024. When the landlord returned on 14 June 2004 the notice had not been moved. • Most of the tenant belongings had been removed. There was no fridge and no bed. • Mouldy and rotting food was in the kitchen.
As the premises have been abandoned, and rent is in arrear, the tenancy is terminated immediately.
