Did the tenant comply with their obligations at the end of the tenancy?

I thank both parties for settling the disputes.
I acknowledge that the tenant took responsibility openly and accepted that damage was done to the property carelessly.
The below compensation is agreed to: a. $145 for hiring a carpet expert to assess whether the odour can be removed without replacing the carpet completely. b. $700 for insurance excess because the carpet had to be replaced due to odour. c. $1,387.50 for repainting the wall and ceiling due to odour. d. $149 for replacing the drape due to damage. e. $155.80 for the key replacement for the ranch slider.
I have taken into account betterment and depreciation. The landlord should be returned to the position they would have been in had the tenant not breached their obligations, and should not be better or worse off. In calculating depreciation, I have taken into account the age and condition of the items at the start of the tenancy and their likely useful lifespan.
For the avoidance of doubt, the damage to the property was not intentional. It was caused by the carelessness of the tenant.
The landlord also sought a 4-week downtime for the property to get ready for rental due to the damage done to the property.
The tenant fully acknowledged their responsibility and agreed that the amount sought was reasonable. Filing fee
Because Ian Cawte, Kay Cawte has wholly succeeded with the claim I must reimburse the filing fee.
