Reasons

The landlord attended the hearing by telephone.
The tenants were phoned on the numbers provided but the phone calls were not answered and the hearing proceeded in their absence.
The landlord has applied for termination of the tenancy, rent arrears and refund of the bond and reimbursement of the filing fee.
The tenancy commenced on 14 September 2023 and is a fixed term tenancy which was to end on 13 September 2024.
Rent was at least 21 days in arrears on the date the application was filed. The tenancy is terminated. See section 55(1)(a) Residential Tenancies Act 1986.
