The Bond Centre is to pay the bond of $1,860.00 ([Bond number suppressed]) to [The landlord/s] immediately.
Blake Jason Kreyl must pay [The landlord/s] $5,069.01 immediately, calculated as shown in the table below:
[The landlord/s] must store any of Mr Kreyl’s remaining belongings of value until Friday 9 August 2024. After that date they may dispose of them as they see fit.
Blake Jason Kreyl must collect any remaining belongings of value no later than Friday 9 August 2024 and must return the keys immediately.

Reasons

The landlord attended the hearing represented by [redacted]. Mr Kreyl did not attend the hearing, nor did he answer the calls made to his phone. He had been notified of the hearing by letter and text, accordingly pursuant to section 92 of the Residential Tenancies Act 1986 (RTA) the hearing continued in his absence.
The landlord has applied for termination of the tenancy, rent arrears and refund of the bond.
Rent was at least 21 days in arrears on the date the application was filed and is well in excess of that now. Accordingly, the tenancy is terminated. See section 55(1)(a) RTA.
The landlord provided rent records which prove the amount owing at the end of the tenancy, as such the order is made as sought.
When the property was inspected on 30 July, it appeared Mr Kreyl had abandoned the property as they only items remaining are some rubbish and his fridge. [redacted] seeks direction on those belongings.
The landlord is to store any items remaining that appear to have value until the end of the week. Mr Kreyl has until that time to collect them. If he does not, the landlord can dispose of them as they see fit. In the meantime, the landlord can dispose of any rubbish left at the property. 1
Mr Kreyl is also to return the keys immediately.
