The landlord provided photographs of the property at the end of the tenancy. These photographs prove that the tenant did not leave the premises reasonably clean and tidy. Rubbish and personal belongings were strewn throughout the property. Perishable food items were left in the kitchen in a state of decay.
The landlord provided an invoice for cleaning and rubbish removal for $560.00. Their claim for compensation for this amount is granted in full. Carpet cleaning
The landlord provided photographs of the carpet in the lounge at the end of the tenancy. These photos show that a significant amount of white powder was left on the carpet by the tenant. The landlord believes this to be some type of natural cleaning product. The photographs also show a circular white stain near the couch in the lounge and a second darker stain around the same area. The landlord states that these stains were not present at the beginning of the tenancy.
Based on the photographs provided by the landlord and their evidence given at the hearing, I am satisfied on the balance of probabilities that the tenant is responsible for the white powder and stains on the carpet in the lounge. The carpet needed to be professionally cleaned to bring the property up to a reasonably clean and tidy standard.
The landlord provided an invoice for carpet cleaning of the lounge for $200.00. Their claim for compensation for this amount is granted in full. Lock/key replacement
The landlord states that the tenant did not return the keys at the end of the tenancy. The landlord had to replace the keys and locks. The landlord provided an invoice for $365.70 for this work. Their claim for compensation for this amount is granted in full. Filing fee
Because Eren Limited As Agent For Sue And Ray Armstrong has wholly succeeded with the claim I must reimburse the filing fee.
