Did the tenant comply with their obligations at the end of the tenancy?

This was a boarding house tenancy. At the end of the tenancy the tenant must leave the premises reasonably clean and tidy, remove all rubbish, return all keys and security devices, and leave all chattels provided for their benefit. See section 66M Residential Tenancies Act 1986.
The tenant did not leave the premises reasonably clean and tidy, and accepted the $70 claim for cleaning costs.
A television remote was missing at the end of the tenancy. The tenant said that he did not recall it being at the premises at the start or end of the tenancy, and he does not watch television. He also queried the cost of the replacement remote. The landlord provided the in-going inspection report, signed off by the tenant, which shows the remote control. The replacement cost does seem high, but the landlord explained that it is a like-for-like replacement and provided a receipt for the cost it has incurred. The claim is proved.

Is the tenant responsible for the damage to the premises?

A landlord must prove that damage to the premises occurred during the tenancy and is more than fair wear and tear. If this is established, to avoid liability, the tenant must prove they did not carelessly or intentionally cause or permit the damage. Tenants are liable for the actions of people at the premises with their permission. See sections 66K and 66M RTA.
Windowsills were damaged during the tenancy and had to be repainted. The damage is more than fair and wear tear. The landlord provided ingoing and outgoing photographs and an invoice for the repair cost.
The amounts ordered are proved.
As the landlord was the successful party, I must award reimbursement of the Tribunal application fee.
