Both parties attended the hearing. The tenant did not attend.
The landlords have applied for rent arrears, compensation, refund of the bond, and reimbursement of the filing fee following the end of the tenancy.

How much is owed for rent?

The parties entered into an agreement with a start date of 26 January 2024 which specified the term as “6 monthly reviews”. I am satisfied that the parties entered into the agreement understanding that it was for a 6 month fixed term starting 26 January 2024.
The tenant vacated the premises around 20 May 2024, giving 2 days’ notice.
The landlords readvertised the premises in early June but were unable to relet the premises before the fixed term ended.
I am satisfied that the landlords met their obligation to take reasonable mitigation steps. The tenant is responsible for rent to the end of the fixed term.
The landlords provided rent records which prove the amount owing at the end of the tenancy. The rent record includes a debit to the tenant for a week’s rent for the week starting 26 July 2024. That is not appropriate as the end of the tenancy was that date, with rent having been calculated weekly in advance.
The agreement provided for the tenant to pay for electricity used, as recorded by a check meter attached to the premises and 50% of the electricity line charges. The landlords have provided evidence of those charges for the period of the tenant’s occupation.

Did the tenant comply with their obligations at the end of the tenancy?

At the end of the tenancy the tenant must leave the premises reasonably clean and tidy, remove all rubbish, return all keys and security devices, and leave all chattels provided for their benefit. See section 40(1)(e)(ii)-(v) Residential Tenancies Act 1986.
The tenant did not return the keys and the landlords are entitled to be compensated for the cost of cutting a new one.
Because [The applicant/s]have succeeded with the claims I must reimburse the filing fee.
