Both parties attended the hearing which took place by teleconference.
This periodic tenancy began on 20 July 2024.
The landlord advised that on 3 October 2024 they gave 90 days’ notice to end the tenancy on the basis they wished to return to live in the premises. The tenant stated that she had understood this to be a long-term tenancy and it has caused her significant stress that the landlords gave notice to end the tenancy so soon after it commenced.
The tenant gave 28 days’ notice and the tenancy ended on 30 November 2024.

Whilst the disruption to the tenant is acknowledged there was no claim today that the termination notice was not in accordance with the Residential Tenancies Act 1986.
