Shakyla-Shiree Mcleod must pay Orbit Property Management Limited As Agent For Starting Phases Ltd $1,675.00 immediately, calculated as shown in the table below:

Rent was at least 21 days in arrears on the date the application was filed. The tenancy is terminated. See section 55(1)(a) Residential Tenancies Act 1986.
The landlord provided rent records which prove the amount owing at the end of the tenancy. Disposal of belongings
The landlord was told by the tenant she had moved back to her parent’s home on 17 December 2024 but when it came to inspect the property it found the tenant’s belongings still at the property. As at the date of the hearing these belongings were still at the property.
The landlord has applied for the disposal of goods the tenant left at the premises at the end of the tenancy, being 7 January 2025.
The tenant has agreed at today’s hearing that she will have collected her belongings by 11:59pm on 9 January 2025. If the tenant failed to collect the goods within that time the landlord may dispose of them as it sees as the value of the goods is below the cost of storing, transporting and selling them. See sections 62(3)(b), 62B(2) and (3) Residential Tenancies Act 1986. Reimbursement of filing fee
Because Orbit Property Management Limited As Agent For Starting Phases Ltd has wholly succeeded with the claim I must reimburse the filing fee. See sections 102(4) of the RTA.
