The tenancy of Terrence Rhodes at [Tenancy address suppressed] is terminated, and possession is granted to [The landlord/s], at 11:59pm on Friday 21 February 2025.
Terrence Rhodes must pay [The landlord/s] $11,025.00 immediately, calculated as shown in the table below:

[The landlord/s] and Mr Rhodes, the tenant, both attended the teleconference hearing.
The landlord has applied for termination of the tenancy, rent arrears and refund of the filing fee.
Mr Rhodes said he has not lived at the property for about 4 years, as it was sub-let to his nephew, with the landlord’s consent. His tenancy agreement continued, however. Mr Rhodes’ nephew was to pay rent directly to [The landlord/s], but has not done so for a long time. There have apparently been many other issues at the property while his nephew has lived at the property, including noise complaints and complaints of violent incidents.
Both Mr Rhodes and [The landlord/s] agreed that each of them had attempted to sort out issues with Mr Rhodes’ nephew, without success. Both agreed that the tenancy could be terminated, and possession returned to [The landlord/s] immediately. Both agreed to speak with each other directly about Mr Rhodes obtaining some of his belongings still at the property in the termination process.
Rent was at least 21 days in arrears on the date the application was filed. The tenancy is terminated. See section 55(1)(a) Residential Tenancies Act 1986 (“RTA”). Rent arrears
