This claim was filed more than two months after the end of the tenancy. I am satisfied that the tenant has been served with the landlord’s application at the tenancy address set out in the tenancy agreement.
Two calls were placed to the number provided for the tenant but both calls went to voicemail.
I am satisfied that the tenant has been served with the landlord’s application and so the hearing proceeded in the tenant’s absence.
The landlord has applied for rent arrears, compensation, refund of the bond, and reimbursement of the filing fee following the end of the tenancy.

The tenancy ended on 29 January 2024. The landlord provided rent records which prove that $2,380.00 was owing at the end of the tenancy.

Better Home Renovation Ltd invoice for the repair and replacement of various items (window latch (x6), heated towel rail, shower trap cover, kitchen faucet, kitchen electrical socket, new induction cooker, new rangehood, new fridge, kitchen splash back, new toilet roll, new electrical LED fixture (x9), door installing (x3), fire door lock, bedroom door lock (x2) bathroom vanity handle, single mattress (x3) and single base (x2)) - $6,714.85 b. Better Home Renovation Ltd invoice for filling, plastering holes in walls and touch up painting - $2,875.00.
I have carefully reviewed the photos from the start and end of the tenancy.
I find the following damage from the first invoice proved during the first tenancy: Window latches, door installing, fire door lock and bedroom door locks. These are itemised separately on the invoice. With GST added these items total $1,552.50.
I find some holes in the walls and scrapes as outlined in the second invoice but not all the areas are clear in the entry inspection photos. I therefore order a total of $2,000 from the second invoice, which I consider reasonable compensation based on the damage proved. Filing fee
Because Handsfree Property Limited acting as agent for Jialin Wang has substantially succeeded with the claim I have reimbursed the filing fee.
