The landlord applies for compensation for a broken desk, missing tv, rubbish removal and reimbursement of the filing fee following the end of the tenancy. An order has already been made regarding rent and other items. 1 This order has been recalled and reissued, due to a typographical error in the calculation of the amount to be paid by the tenant.

The tenant said she broke a tv during the course of the tenancy. She said she was happy to pay for it.
The landlord has now purchased a similar replacement tv. They submit that the tv was only a few years old at the outset of the tenancy.
The replacement tv cost $400. I am satisfied the cost they incurred to replace the tv was reasonable in the circumstance and arose because the tenant breached her obligation to leave the tv at the property.
Regarding the desk, this has been dismantled by the tenant and broken in the process. She had stored the broken pieces in the apartment.
The landlord incurred the sum of $70 to remove the broken desk pieces. I consider that a reasonable cost to remove those items.
The landlord has not replaced the desk. There was no evidence of what the desk cost, because the landlord said it was included as part of a furniture package. It had been insured for $700. The landlord says it was a quality desk.
I consider there is a loss of amenity here and award the landlord $150, despite the fact they have not replaced the desk.
I consider the sums awarded take into account depreciation and any betterment.
Because [The landlord/s] and [The landlord/s] have succeeded with the claim I must reimburse the filing fee.
