The hearing proceeded by way of telephone conference. [Property Manager], Property Manager, appeared for the landlord. Ms Booker appeared. Unsuccessful attempts were made to join Ms Cairns to the hearing. The Tribunal was satisfied that Ms Cairns was properly served with the notice of hearing and the case proceeded in their absence.

The tenancy commenced on 10 February 2023, and ended on 29 May 2025, following the service of a 90-day notice by the landlord.

On 27 May 2025, the landlord filed an application seeking rent arrears, refund of the bond and reimbursement of the filing fee.

I am not prepared to adjourn the proceedings. Ms Cairns was aware of today’s hearing and did not attended. There is no evidence, in the form of bank statements, rent summaries, documents from accountants or lawyers or other similar evidence before the Tribunal to support the tenant’s claim that the rent has been paid.

The arrears are proved and sum of $3533.00 is awarded. Costs
