The hearing proceeded by way of telephone conference. [Property Manager], Property Manager, appeared for the landlord. Unsuccessful attempts were made to join the tenants to hearing by telephone. I am satisfied that the tenants was properly served with the notice of hearing and the case proceeded in their absence.

The tenancy commenced on 13 October 2022 and is periodic.

The landlord said that on or about 22 May 2025 management of the property transferred to The Rent House Limited. It is unclear to the Tribunal how the tenants were notified of this change in management.
