Should the tenancy be terminated?

The Tribunal may terminate the tenancy where the premises have been abandoned and rent is in arrear at the hearing date. See section 61 Residential Tenancies Act 1986. A tenancy is abandoned where the tenant leaves the premises without reasonable excuse, not intending to return or to meet their obligations, and fails to notify the landlord.
On 16/7/2025 the landlord became aware (or ought to have been aware) that the tenant had abandoned the premises.
The landlord discovered when attending for an inspection, that the premises were likely being used for an unlawful purpose, the manufacture of cannabis. The keys had been left at the property and there was no evidence that anyone was occupying it for residential purposes; i.e there were no beds or fridge. Subsequently the Police have attended and taken the drug manufacturing equipment away.
The rent has not been paid since mid July and the tenant has not contacted the landlord. It is likely the tenant has left the property and is not intending to return. She has not given the landlord notice.
Because the premises have been abandoned, and rent is in arrear, the tenancy is terminated immediately.

How much does the tenant owe?

The landlord provided rent records which prove the amount owing at the end of the tenancy. The amount ordered includes rent in lieu of notice calculated until 6/8/2025, which is 21 days after the landlord discovered the unlawful activity and that the property had been abandoned.
Because Kaso Property Management Ltd Karthik Pulumati has wholly succeeded with the claim I must reimburse the filing fee.
It is likely further claims for water arrears, compensation and exemplary damages will be made.
They must be filed separately and served on the tenant, via email.
A further hearing will then be scheduled to consider any further claims.
