- The representatives for the landlord attended the hearing. The tenant did not attend. I continued the hearing in her absence as she has been emailed notice of the hearing to her address for service.
- This was a fixed term tenancy that ended at the end of the term.

- The landlord has proven the below extra cleaning was needed:- a. There were three stains on the carpet (one lounge, one bedroom, one small in a wardrobe) and the landlord reports a dog had been inside the premises, so there was some smell to remove; b. The bottom of the oven and the rangehood filters needed cleaning.
- The landlord has proved the below damage occurred during the tenancy and is more than fair wear and tear. The tenant did not attend so there is no explanation to show damage was not careless or intentional.
- I do note that this was a busy family household with seven authorised occupants (probably some of them children or young people) so some additional wear and tear is to be expected. a. The front door lock mechanism was broken and had been removed (the mechanism was left behind at the house, but the landlord has no information about how it broke), and the door jamb was slightly split at the top of the door; b. One word had been written in a cupboard under the stairs and had to be painted over; c. There was one dent in the outside of the panelled garage door; d. Minor household damage including holes in the wall where a shelf or fixture had been, surface damage to paint surface on the interior garage door jamb, surface damage to paint surface in a bedroom and disposal of an LED light strip, the letterbox was cracked and dented; and there were about four holes in the lawn (probably dug by the dog).
- The landlord supplied invoices for all repair work, and these are reasonable for the work done so are awarded.
