The landlord has not been able to contact the tenant but was told in late October 2025 that he was not living at the tenancy address.

Notice of this hearing has been emailed to a contact email address supplied by a third party for the tenant. It is not confirmed that the tenant has received the notice and, as it is not an email address for service, I cannot assume that he has.

The landlord has also tried several times to communicate with the tenant using the contact email address and by making telephone enquiries. There is no written confirmation that the tenant is aware of this application or of the hearing.

Usually a rehearing must be applied for within 5 working days of the date of this order. I have extended this timeframe because the tenant may be only able to use post which is slower.

What will happen if the tenant applies for a rehearing?

If the tenant applies for a rehearing because he did not know about this application and disagrees with any of the orders, then:- a. A new hearing will be organised and both parties will be told the new date; b. I will put this order on hold, but the tenant will be required to pay the weekly rent until the new hearing is held.
