Reasons

The Landlords attended the hearing. The Tenant did not.
The tenancy ended in August 2025. The Landlords applied to recover $1,577.14 in rent arrears and compensation for damage to a vinyl flooring and carpet in two rooms, for which they have paid $2,000 in insurance excesses.
The Landlords no longer seek to recover compensation for the damaged vinyl flooring and carpets. They say that the bond of $920 has been released to them, with the Tenant’s consent, and they will accept the bond in satisfaction of their claim for compensation for the damaged flooring and carpet.
I heard evidence about the damaged flooring and carpet. That evidence showed that the vinyl flooring and carpets were damaged during the tenancy, most likely due to the carelessness of the Tenant or another occupant. The Tenant was therefore liable for the cost of the damage – up to the amount of the Landlord’s insurance excess.
That insurance excess cost was $2,000. The Landlords provided evidence to show that they paid four $500 insurance excesses to repair the damage. It was therefore reasonable for the Landlords to offset the $920 bond against that damage. Indeed, the Tenant is fortunate that the Landlords did not pursue the balance of that claim, as I would have awarded a further $1,080 to the Landlords if they had asked for it. The rent arrears
Because the Landlords have abandoned their claim for compensation for the damaged flooring and carpet, the only claim I need to resolve is the claim for rent arrears. The Landlords have proven that claim.
The Landlords produced a rent summary and a bank statement which show that the Tenant owed rent arrears of $1,577.14 at the end of the tenancy. I accept that evidence and order that the Tenant is to pay that amount to the Landlords. Filing fee and name suppression
The Landlords have succeeded in their claim, so they are entitled to recover the filing fee of $28. They are also entitled to name suppression.
