Auckland Property Management Limited As Agents For Mark Exton must take any of the tenant’s personal documents that have been left at the premises to the nearest Police station and obtain a receipt for them.
The landlord may dispose of the other goods left at the premises by the tenant as the landlord sees fit.

Reasons

The landlord attended the hearing via teleconference. The tenant did not.
The tenancy started on 1 June 2024 and ended on 15 September 2025. The premises was a new build when the tenancy began.
The landlord has applied for compensation and reimbursement of the filing fee following the end of the tenancy.
At the end of the tenancy the tenant must leave the premises reasonably clean and tidy, remove all rubbish, and return all keys. See section 40(1)(e) Residential Tenancies Act 1986 (“RTA”).
The landlord provided photos to prove that the tenant did not leave the premises reasonably clean and tidy, and did not remove all rubbish. The tenant did not return the keys.
I order the tenant to pay the landlord $1,469.50 for exit cleaning and carpet stain removal, $495.65 for rubbish removal and $120.00 for change of lock cylinder.
Further to this, there was also damage to the walls that were more than fair wear and tear. I find that they were carelessly caused.
I order the tenant to pay the landlord $448.50 to repair the damage on the walls left by the tenant.
The landlord has applied for the disposal of goods the tenant left at the premises at the end of the tenancy. The landlord is unable to contact the tenant.
It is not practicable for the landlord to the return the goods to the tenant. The value of the goods is below the cost of storing, transporting and selling them. Therefore, the landlord may dispose of the goods. See sections 62(3)(b), 62B(2) and (3) RTA.
Finally, because the landlord has wholly succeeded with the claim, the tenant must reimburse the filing fee.
