The tenancy of Grayson McLiver-Grant at [Tenancy address suppressed] is terminated, and possession is granted to [The landlord/s], immediately.
Grayson McLiver-Grant must pay [The landlord/s] $2,858.00 immediately, calculated as shown in the table below:

Reasons

The landlord attended the hearing. The tenant was properly served and he did not attend the hearing.
The landlord has applied for termination of the tenancy and rent arrears.
The landlord said the tenant and his family moved into the house in 2023. There was no written tenancy agreement. No bond was paid.
The landlord said the tenant has lived in the house alone and been solely responsible for the rent since 8 May 2025. I have been provided with a bank statement which has the tenant’s name on it and two payments of $400 called “rent” in the details column. It seems most likely to me there is a residential tenancy with Mr McLiver-Grant and the weekly rent is $330 a week.
The landlord provided a rent summary but it started part way through the tenancy. This is unusual and means I cannot check the accuracy of the summary. Instead I have used the information from the bank statement and calculated the rent owed from 20 September 2025 to today. The statement starts on 20 September and is the best evidence I have. The claim for rent arrears before 20 September 2025 is dismissed.
I find the rent was at least 21 days in arrears on the date the application was filed. The tenancy is terminated. See section 55(1)(a) Residential Tenancies Act 1986 (RTA).
I have terminated the tenancy immediately because of the landlord’s submissions about the condition of the tenancy premises and his concerns.
Because the landlord has substantially succeeded with the claim I have reimbursed the filing fee.
The landlord’s application for suppression is allowed because he is the most successful party. The tenant’s name will be published because there is public interest when tenants owe money at the end of the tenancy. See section 95A RTA.
