The tenancy ended on 4 November 2025. The landlord provided rent records which prove the amount owing of $482.87 at the end of the tenancy.

This amount was not disputed by the tenant and the amount ordered is proved.

Did the tenant comply with their obligations at the end of the tenancy?

At the end of the tenancy the tenant must leave the premises reasonably clean and tidy, remove all rubbish, return all keys and security devices, and leave all chattels provided for their benefit. See section 40(1)(e)(ii)-(v) Residential Tenancies Act 1986 (RTA).

The landlord claims for carpet cleaning at the end of the tenancy, that they say was required due to an excessive amount of dog hair left throughout the carpet in the property. They claim the invoiced amount of $276.00 (for three- bedrooms, lounge, dining and hallway) and have provided ingoing and outgoing inspection reports in support of the claim. The landlord also says that the tenancy agreement required carpet cleaning be carried out at the end of the tenancy.

The tenant strongly disputes that carpet cleaning was required. She says that the property was not clean at the commencement of the tenancy, and that at the end of the tenancy, she had spent a considerable amount of time ensuring that the property was left perfectly clean.

There is no requirement for carpet cleaning to be carried out at the end of a tenancy just because it is included in a tenancy agreement. A tenancy agreement cannot go further than the provisions in the RTA, and there is no requirement in the RTA to professionally clean carpets. Carpet cleaning can only be required if the carpets were not left reasonably clean and tidy, and further cleaning was required to meet the statutory threshold.

On review of the evidence, I consider that some further carpet cleaning was required, particularly to the sunroom, however, I do not have sufficient evidence to show that all the rooms that did have carpet cleaning carried out, actually required it to meet the statutory threshold.

Accordingly, I find that it is appropriate to award a contribution to the carpet cleaning of $100.00 to reflect the evidence I do have, but the remainder of the claim for carpet cleaning is dismissed.

The amounts ordered are proved.
