The rent arrears are high however, I am satisfied that the landlord has acted reasonably to limit their loss. This is because the landlord has tried to manage the issue of rent arrears themselves but has also sought the assistance of the Tribunal previously. They have spoken with the tenant numerous times and received many promises to pay the arrears that never eventuate. They have sent the tenant letters and 14-day notices.
