The tenancy of Greta Marie Magdalene Smith and Serenity Mikayla Smith- Nansen at 90 Hillside Road, Mount Wellington, Auckland 1062 is terminated, and possession is granted to Gramax Property Management Limited As The Agent For Yuping Wang, at 11.59pm on Friday 13 February 2026.
Greta Marie Magdalene Smith and Serenity Mikayla Smith-Nansen must pay Gramax Property Management Limited as The Agent For Yuping Wang $20,905.83 immediately, calculated as shown in the table below:

Reasons

Both parties attended the hearing.
On the 8 August 2025 the tribunal made an order (TT 5282419 terminating the tenancy, ordering rent arrears, water rates, lawns and garden refund of the bond and the filing fee.
The landlord allowed the tenant to stay in the property despite the termination order because she was working with WINZ to repay the arrears. Some of the arrears were repaid. The tenant then failed to pay rent on time again and the arrears grew. The landlord tried to enforce the termination and possession order but as the order was made more than 90 days before the enforcement the landlord could not seek enforcement.
The landlord has provided the Tribunal with a rent summary today that shows that the tenant owes $19,055.00 in rent to today’s date. The tenant does not dispute that and confirms that she has been paying what she could towards the rent, but that her employment situation had changed.
The rent was 21 days in arrears as at the date of the application and therefore I order termination of the tenancy under s55(1)(a) RTA.
This order replaces the previous order for rent arrears.
The tenant accepts that her tenancy needs to end and that she cannot afford the rent. The tenant lives in the property with her 5 children, 3 of whom are adults. The remaining 2 are at high school and have only just started for the year.
I have, with the agreement of the landlord granted termination two weeks from today. This should allow the tenant time to find other accommodation urgently and move out of the property and clean the property.
The tenant is only liable for rent until the date she vacates.
The landlord has proven the water rates owing. The tenant tells me that she has paid the water rates and the lawn mowing fee today. She accepts that these charges are due.
Because Gramax Property Management Limited As The Agent For Yuping Wang has substantially succeeded with the claim I have reimbursed the filing fee.
