Order
- Kapeliele Mafi must pay Kāinga Ora–Homes and Communities $866.03 immediately, as calculated in the table below:
Reasons
- The landlord attended the hearing. The tenant did not attend, and the hearing proceeded in their absence.
- The landlord has applied for compensation following the end of the tenancy.
- The tenancy commenced in March 2025 and ended on 21 October 2025.
Did the tenant comply with their obligations at the end of the tenancy?
- At the end of the tenancy the tenant must leave the premises reasonably clean and tidy, remove all rubbish, return all keys and security devices, and leave all chattels provided for their benefit. See section 40(1)(e)(ii)-(v) Residential Tenancies Act 1986.
- The landlord claims for cleaning of $783.92 and rubbish removal of $82.11 they say was required at the end of the tenancy to meet the statutory standard. The landlord says there was cleaning required to the oven, kitchen cupboards, walls and floors throughout the property. There was also a small amount of rubbish left in various locations throughout the property that required collection and disposal.
- Ingoing and outgoing inspection reports have been provided, together with evidence of the costings.
- On review of the evidence, I consider that the tenant did not leave the premises reasonably clean and tidy and did not remove all rubbish.
- The amounts ordered are proved. R Harvey-Lane 02 April 2026
