Reasons
- Only the landlord attended the hearing which was held by video conference. Ms Perese represented the landlord.
- There was no appearance by the tenant. I am satisfied that the tenant has been served with the landlord’s application in accordance with the relevant provisions of the Residential Tenancies Act 1986 and so the hearing proceeded in the tenant’s absence.
- The landlord obtained a conditional termination order for rent arrears on 14 August 2025. The conditional termination order records that rent arrears was owing in the amount of $2519.00 to 20 August 2025 (NZTT 5314624).
- The tenant did not comply with the order and was evicted on 30 October 2025.
- The landlord produced rent records proving that the tenant incurred further rent arrears until the date of eviction, in the amount of $1015.57.
