Both parties attended the hearing. [Ms P and Ms M] represented the landlords.
The landlords have applied for rent arrears, refund of the bond, and reimbursement of the filing fee following the end of the tenancy.

How much is owed?

The tenancy ended on 9 January 2026. The landlords provided rent records which prove the amount owing at the end of the tenancy. The tenant disputes the amount of rent in arrears claiming that she paid some rent after 3 November 2025. However, she did not provide sufficient evidence to support her claim.
The landlords have been fully successful in their claim and are therefore entitled to payment of the Tribunal application fee.

Should name suppression be granted?

Both parties applied for a suppression order.
Section 95A(1) of the Residential Tenancies Act 1986 (the Act) provides that the Tribunal must, on the application of a party who has been wholly or substantially successful in the proceedings, order that the party’s name or identifying particulars not be published (unless the limited circumstances set out in the section apply). Section 95A(4) of the Act provides that the Tribunal may, having regard to the interests of the parties and the public interest, order that the name and identifying details of that party be suppressed.
The landlords have been wholly successful in their claim and the limited exceptions set out in s 95A do not apply. I therefore make an order that the landlords’ name and identifying details be suppressed.
The tenant has been wholly unsuccessful in her defence. However, I consider that this is an appropriate case to exercise my discretion in her favour and therefore order suppression of her name and identifying details. The tenant said that she is the victim of a sexual assault which is currently before the courts and she is concerned for her safety and her mental health if her name was published.
The landlords’ representatives did not object to the tenant’s name being suppressed.
