- This application was scheduled to be heard by video conference. The tenant did not connect to the Teams link and nor did she ring in to the hearing. The hearing proceeded in her absence.
- The landlord has applied for termination of the tenancy, rent arrears, reimbursement of the filing fee and payment of the bond.
- Rent was at least 21 days in arrears on the date the application was filed and continues to be in significant arrears. The tenancy is therefore terminated. See section 55(1)(a) Residential Tenancies Act 1986.
- The landlords provided rent records which show that as at today’s date, 5 May 2026, $6,200.00 is owing in rent arrears. This includes the last payment of $500.00 on 2 April 2026.
