An application for suppression has been made in this case, and the Tribunal orders suppression of the Landlord’s name and identifying details.
Sharran Taylor must pay [The landlord/s] $3,959.43 immediately, calculated as shown in table below:
The Bond Centre is to pay the bond of $2,560.00 ([Bond number suppressed]) to [The landlord/s] immediately.

Reasons

This application was scheduled to be heard by video conference. The tenant did not connect to the Teams link provided to her in the Notice of Hearing sent to her. Nor did she ring in to the hearing. The hearing therefore proceeded in her absence.
The background to this claim is that the tenant commenced a fixed term tenancy on 20 October 2025. The tenancy was due to expire on 18 October 2026.
On 28 October 2025 the tenant emailed the landlord and advised that she was not going to continue with the tenancy due to “unforeseeable circumstances”. She returned the keys to the landlord on 29 October 2025.
When a tenant signs a fixed term tenancy, they are unable to reduce the term of that tenancy unless by agreement with the landlord or by Order of the Tribunal.
Neither of these two things occurred and so the tenant is required to pay rent until the expiry of the fixed term or until a new tenancy starts at the premises.
A new tenant was found and that new tenancy started on 13 January 2026.
This means that the tenant is required to pay rent until 12 January 2026.
I accept the rent record which shows that after the initial payment of $1280.00 in rent, the tenant made no further payments. The amount of rent outstanding at 12 January 2026 is $6491.43 and she is required to pay this amount.
I am also ordering the tenant to reimburse the filing fee to the landlord because the landlord was wholly successful with this claim against her.
For the same reason I am allowing the landlord’s application for suppression of their name and identifying details.
I note that the landlord has not claimed a break lease fee from the tenant. C ter Haar 08 April 2026
