- The landlord attended today’s hearing the tenant did not attend by video or telephone. The tribunal called the tenant on the phone number in the application but the call was not answered.
- The landlord has applied for termination of the tenancy for breach of the tenant’s obligations, rent arrears and refund of the bond.

I consider it appropriate in these circumstances to terminate the tenancy for rent arrears on that day, as it is likely that the tenant has already arranged to move out. This should give the tenant the opportunity to ensure that the property is left clean and tidy and all his belongings and rubbish are removed.
- The tenancy is terminated as of 16 March 2026.
