Reasons

Only the landlord, represented by [The property manager/s], attended the hearing, which was conducted by videoconference. The tenant did not join the video meeting at the scheduled time, either by video or telephone. Two telephone calls to the tenant did not connect. As the tenant has been notified, the hearing proceeded.
The landlord has applied for termination of the tenancy and rent arrears. The bond is no longer held at the Bond Centre, and has been paid to the landlord following an earlier Tribunal hearing (application number 5335801).

Should the tenancy be terminated?

I am satisfied that the landlord has established the grounds for termination of the tenancy. Rent was at least 21 days in arrears on the date the application was filed. Rent was substantially in arrears at the date of the hearing. The landlord provided rent records and oral evidence in support.
The landlord has explained that following the previous Tribunal order on 9 October 2025, the landlord worked with the tenant. They did not enforce termination, and allowed the tenant to stay, as the rent arrears were addressed. However, since then, the arrears have increased, so immediate termination is sought.
Accordingly, the tenancy is terminated under section 55(1)(a) of the Residential Tenancies Act 1986. Rent arrears
