The tenancy of [The tenant/s] at [Tenancy address suppressed] is terminated, and possession is granted to [The landlord/s], immediately.
[The tenant/s] must pay [The landlord/s] $1,853.71 immediately, as calculated in the table below:

Reasons

The landlord, a social housing agency, attended the hearing represented by Ms D and Ms H.
There was no appearance for the tenant. He last paid rent on 28 January 2026. The landlord understands that the tenant was arrested and may be in prison, but they have not been able to confirm that. Ms D has visited the property and it appears that the tenant is not living there.
Usually when a party is known to be incarcerated, Tenancy Services or the Registry can email a central email address within the Corrections Service to locate the prisoner and have him served. In this instance it is unknown if the tenant is in prison.
If the tenant is not imprisoned, he will have received the Notice of Hearing via email.
It is possible that he has not received the notice of hearing if he is, in fact, in jail.
Under section 91B of the Residential Tenancies Act 1986, service may be dispensed with. The tenant has paid no rent since 28 January 2026, which is 4 ½ months ago. It is evident that he is not living there, and the landlord will have other prospective tenants which need a home. Accordingly, it is expedient to dispense with further service on the tenant.
The tenancy is terminated immediately and possession granted to the landlord.
The landlord has applied for rent arrears and has provided rent records which prove the amount owing up to 21 June is $1890. In fact, because the tenancy is ending today, 5 days has been deducted from the total owing. The weekly rent is $90. The daily rate is $12.86 and so the sum of $64.29 has been deducted from the rent owing.
Because [The applicant/s] has wholly succeeded with the claim I must reimburse the filing fee.
The landlord sought name suppression of the parties. Because there is some discussion in the decision about the possibility that the tenant is in prison, when the details of his whereabouts are not actually known, I have decided to protect his privacy and order name suppression on this occasion.
There is no application for refund of the bond and so no order is made for that refund.
