- The tenant did not attend. The Tribunal file shows that the tenant was served by email to her email address for service. She has received the video link and dial-in instructions for joining the hearing. I am satisfied that the tenant had a reasonable opportunity to attend the hearing and that it was appropriate to proceed.
- The landlord has applied for termination of the tenancy, rent arrears and refund of the bond.
- Rent was at least 21 days in arrears on the date the application was filed. The tenancy is terminated. See section 55(1)(a) Residential Tenancies Act 1986.
- The landlord provided rent records which prove the amount owing at the end of the tenancy.
- As the landlord was the successful party, I also award reimbursement of the Tribunal application fee.
