- The landlords attended the teleconference hearing through Ms Dowling. Calls were made to each of the tenants on the numbers given in the Notice of Hearing which weas properly served. All calls went to voicemail.
- The landlord has applied for termination of the tenancy, rent arrears and refund of the bond.
- The agreement provides for a total bond of $2,730.00 to be paid, including a pet bond of $910.00. Only the pet bond has been paid.
- Rent was at least 21 days in arrears on the date the application was filed. The tenancy is terminated. See section 55(1)(a) Residential Tenancies Act 1986.
- Because no rent has been paid since 20 February 2026 and the amount of the arrears, immediate termination is appropriate.
- The landlord has provided rent records which prove the amount owing at the end of the tenancy.
