An application for suppression has been made in this case, and the Tribunal orders suppression of the Landlord name and identifying details.
The tenancy of Zachary Jason Work and Jason Work at 2520 State Highway 2, Ahikouka, RD 1, Greytown 5794 is terminated, and possession is granted to [The landlord/s], at 11.59 pm, Thursday 16 April 2026.
Zachary Jason Work and Jason Work must pay [The landlord/s] $456.57 immediately, calculated as shown in the table below:

Reasons

The landlord attended the hearing. The tenant did not appear. The notice of hearing was sent on 31 March 2026 and reminder messages on 9 and 13 of April 2026.I am satisfied that the tenant had notification of this hearing date. The hearing continued in their absence.
The landlord has applied for termination of the tenancy, rent arrears and refund of the filing fee.
Rent was at least 21 days in arrears on 27 March 2026 which was the date that the application was filed.
The Tribunal shall make an order terminating the tenancy if, at the date of the application, the rent was 21 days in arrears. See section 55(1)(a) Residential Tenancies Act 1986.
The landlord provided an up to date rent record which prove the amount owing on the application date and the rent arrears at the date of the hearing .
The up to date rent record also showed a payment on 7 April 2026 that had cleared the rent arrears. The landlord stated that they still wished to proceed with termination, even though the rent arrears had been remedied, as it was highly likely that the tenants will fail to pay rent on time again. They have history of not paying their rent.
As evidence in support of this the up to date rent record showed that no further rent has been paid since 7 April 2026 and the tenancy is again in rent arrears.
The tenancy is terminated.
Because [The applicant/s] has wholly succeeded with the claim I must reimburse the filing fee and grant name suppression as requested.
