On 10 April 2026 the landlord filed an application seeking termination of the tenancy and rent arrears.

The hearing proceeded by way of video conference. Mr Michael Gao, Property Manager, appeared for the landlord.

The tenant failed to appear. The Adjudicator notes, on 1 July 2026 the tenant contacted the Registry to advise they would not be attending today’s hearing. No explanation provided as to why the tenant could not attend. The tenant did not seek an adjournment of the hearing. The Tribunal was satisfied the tenant was properly served with the notice of hearing. As the tenant failed to give reasons for the non-appearance and failed to seek an adjournment the case proceeded in their absence.

Section 56(1) of the Act states that the Tribunal may make an order terminating the tenancy if the Tribunal is satisfied that the other party has committed a breach of the tenancy agreement or the Act and, if the breach is capable of remedy, has failed to remedy it within a period of not less than 14 days.
