Reasons

The landlord attended the hearing by video.
The tenant did not join the hearing by either the video link or dial-in instructions in the Notice of Hearing. The tenant has been served with the application, and Notice of Hearing.
The landlord has applied for termination of the tenancy, rent arrears and refund of the bond.
Rent was at least 21 days in arrears on the date the application was filed. The tenancy is terminated. See section 55(1)(a) Residential Tenancies Act 1986.
The landlord provided rent records which prove the amount owing at the end of the tenancy.
The landlord also applied for termination of the tenancy for abandonment as an alternative to termination for rent arrears.
The Tribunal may terminate the tenancy where the premises have been abandoned and rent is in arrear at the hearing date. See section 61 Residential Tenancies Act 1986. A tenancy is abandoned where the tenant leaves the premises without reasonable excuse, not intending to return or to meet their obligations, and fails to notify the landlord.
The landlord did not provide enough evidence to show that is more likely than not that the tenant has abandoned the premises.
The tenancy is terminated under s55(1)(a) for rent arrears. As such the landlord is entitled to rent to 30 April 2026.
As the landlord was the successful party, I have also awarded reimbursement of the Tribunal application fee. The bond will be paid to the landlord.
Once he has possession of the property, the landlord will make another application for clean-up costs and damage.
