Order
- The tenancy of Le Li at Unit/Flat 1701, 138 Anzac Avenue, Auckland Central, Auckland 1010, Unilodge is terminated, and possession is granted to Auckland City-Living Management Limited As Agent For Jack Ho, at 11:59pm on Friday 22 May 2026.
- Le Li must pay Auckland City-Living Management Limited As Agent For Jack Ho $1856.57 immediately, calculated as shown in table below.
Reasons
- Both parties attended the hearing.
- The landlord has applied for termination of the tenancy, rent arrears and refund of the bond.
- Rent was at least 21 days in arrears on the date the application was filed. The tenancy is terminated. See section 55(1)(a) Residential Tenancies Act 1986.
- The landlord provided rent records which prove the amount owing at the end of the tenancy. I am satisfied these records are correct.
- Whilst the landlord has applied for the bond to be refunded to them, they have not provided a bond number in their application. They will need to therefore follow this up directly with the tenant and the bond centre or make another application.
- Because the applicant has been successful in their application I have awarded the application filing fee.
