The landlord attended the hearing with the assistance of a mandarin interpreter. The tenant did not attend the hearing. The landlord has tried to email and text the tenant since they left the property, to no avail.

The Tribunal sent a notice of hearing to the tenant. The tenant has not advised the Tribunal that they are seeking an adjournment of the hearing. I am proceeding with the hearing in the absence of the tenant. Background:

This was a 12- month fixed term tenancy that commenced on 21 December 2025. On 27 June 2026, the landlord was advised by the Police that they were conducting a search warrant at the property. When the Police attended the property, they found that the tenant had been engaged in a commercial scale cannabis growing operation at the property.

The tenant left the property at the time of the search warrant and has not been seen or heard of again by the landlord.

The property was left in a terrible condition with extensive damage to the property and growing equipment and possessions left throughout the house.

The landlord seeks termination of the tenancy, rent arrears up to the end of the tenancy, disposal of discarded possessions, rubbish and cannabis growing equipment, reimbursement of the filing fee and refund of the bond. Termination of tenancy:
