Reasons
- The applicant attended the hearing. The respondent did not.
- The landlord has applied for termination of the tenancy, rent arrears and refund of the bond. They tell me they do not believe the tenant is residing in the property.
- The landlord provided rent records which prove the amount owing. I am satisfied these records are correct.
- Rent was at least 21 days in arrears on the date the application was filed. The tenancy is terminated. See section 55(1)(a) Residential Tenancies Act 1986.
- Because the applicant has been successful in their application I have also awarded the filing fee.
