The landlord claims $300.00 as a reasonable cleaning sum which she says was for 3 people for 8 hours, $100.00 for weeding, removal of rubbish $50.00 and mowing of lawns $50.00.

The tenant in a statement to the Tribunal indicated she had mowed the lawns the weekend prior to the tenancy ending. The tenant also refers to getting her own cleaner for a lesser cost than claimed by the landlord but due to her cleaner having a sick child not being able to do the cleaning at the end of the tenancy.

In correspondence, the tenant agreed the wall needed a repaint due to a scratch mark which she had plastered. The landlord claims $50.00 for the wall repaint.

The landlord had to replace 5 light bulbs which is unusual in a 6 month tenancy and therefore claims the cost for 2 light bulbs being $10.00. This was agreed to by the tenant in correspondence.

No invoices are provided for the cleaning, weeding, rubbish removal, wall repair or change of light bulbs.
